Navigating the Under Contract Phase with Confidence

Congratulations on having your offer accepted and officially going under contract! While the purchase won’t be finalized until closing, this marks a significant step in the home buying process. With the property secured under contract, we will work closely with our transactions management team at Compass to ensure a smooth process, where you are informed and communicated with at every step, and with every milestone. Once your offer is accepted, depending on the terms agreed to, you EMD (Earnest Money Deposit, AKA, “Good faith”) will be sent to the title company to be held in escrow until closing. The Essential Step: Home Inspection for Your New Home

Prior to finalizing your home purchase, it’s crucial to have a thorough home inspection conducted to assess the property’s physical condition. Licensed home inspectors will meticulously evaluate the entire home, identifying any structural or systemic issues and uncovering potential concerns such as pest infestations or mold. Following these inspections, we’ll review the findings together, and if necessary, navigate any further negotiation rounds to address any problems discovered. Your peace of mind is my priority, and we will ensure that the home inspection process is carried out diligently, allowing you to make an informed decision about your future home.

Understanding the Value: The Role of Home Appraisal in Your Purchase

As part of the home buying process, your lender will coordinate a professional appraisal of the home. An appraisal provides an unbiased estimate of the true or fair market value of the property and is conducted by an independent third party. The appraiser’s confirmation of the property’s appraisal value is crucial for all involved parties. Should the home appraise at a value lower than expected, you may have the option to renegotiate the purchase agreement or terminate the contract. Throughout this process, we will ensure that you are well-informed and supported, guiding you through any necessary steps to address the appraisal outcome and make the best decision possible.

The Final Walkthrough: Ensuring Your Home is Move-In Ready

Before the closing, we will arrange for a final walkthrough of the home to verify that all negotiated repairs have been carried out and that the home is in the same, or even better, condition as when the original offer was made. This walkthrough serves as the last chance to identify any issues with the home before the closing. Depending on the purchase agreement, you may sign a formal contract addendum confirming that the walkthrough is complete and that the home’s condition meets your expectations. We will be there to guide you through this critical step, ensuring that any concerns are addressed and that you feel confident and satisfied as you prepare to move into your new home.

The Exciting Finale: Closing on Your New Home!

It’s time to celebrate as we reach the closing stage! Your lender will furnish a final closing disclosure, outlining the loan terms, monthly payments, taxes, and other closing-related costs. They will also ensure that you are clear to close, and you will sign all the necessary paperwork to finalize your purchase and loan agreement. Once all parties have signed the paperwork and your loan is funded, you will receive the keys, marking the exciting moment when you can officially move into your new home. We’ll be here to support you every step of the way, making sure that the closing process is smooth and celebratory as you embark on this new chapter in your life.
